1. Acceptance of Terms
By accessing or using InstantHub ("the Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Service. You may stop using the Service at any time by cancelling your subscription through the Customer Portal.
2. Description of Service
InstantHub is a SaaS platform for Canadian real estate agents that automates Ontario Real Estate Association ("OREA") document preparation. Users can dictate or type information and the Service fills standard OREA forms — including the Agreement of Purchase and Sale, listing agreements, schedules, and related documents — based on that input.
3. Account & Eligibility
To use InstantHub, you must be at least 18 years old and either a licensed real estate agent in Ontario or otherwise legally permitted to use OREA forms. You agree to provide accurate, current, and complete information when creating an account and to keep that information up to date.
4. Pricing & Billing
InstantHub offers the following plans (prices in USD):
- Free trial — 1 form, lifetime.
- Starter — $49 USD / month, 10 forms per month.
- Pro — $79 USD / month, 20 forms per month.
- Producer — $99 USD / month, 40 forms per month.
- Overage — $10 USD per additional form beyond the monthly quota on any paid plan.
Paid subscriptions automatically renew at the end of each billing period unless cancelled. You can cancel at any time via the Customer Portal accessible from your account page; you will retain access through the end of your current billing period. We do not provide refunds for partial billing periods.
5. User Responsibility
InstantHub is a productivity tool, not a source of legal, real estate, or financial advice. You are solely responsible for the accuracy, completeness, and legal validity of every form generated by the Service. You must review every form carefully before relying on it, signing it, sharing it with any party, or submitting it to any regulator, lender, or counterparty.
6. OREA Forms Disclaimer
InstantHub is not affiliated with, endorsed by, or sponsored by the Ontario Real Estate Association. The form templates used by the Service reflect publicly available OREA forms as of the date you generated each document. You are responsible for ensuring that the version of any form you generate complies with the then-current OREA requirements and any applicable laws, regulations, or brokerage policies.
7. Intellectual Property
InstantHub owns all rights, title, and interest in the Service, including all platform code, design, branding, and documentation. You retain ownership of the content you input into the Service. By using the Service, you grant InstantHub a non-exclusive, worldwide license to process that content solely for the purpose of providing the Service to you.
8. Acceptable Use
You agree not to:
- Resell, sublicense, or otherwise commercialize the Service or its output to third parties as a substitute service;
- Reverse-engineer, decompile, or attempt to derive the source code of the Service;
- Use automated tools to scrape, crawl, or extract data from the Service;
- Use the Service to facilitate fraudulent, illegal, or misleading transactions;
- Impersonate another agent, broker, or party.
9. Termination
InstantHub may suspend or terminate your account at any time for any violation of these Terms. You may terminate your account at any time by cancelling your subscription through the Customer Portal. Termination does not entitle you to a refund of any prepaid fees.
10. Limitation of Liability
The Service is provided on an "as is" and "as available" basis, without warranties of any kind, express or implied. To the maximum extent permitted by law, InstantHub and its principals will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, arising out of or related to your use of the Service — including without limitation any errors in generated forms, any failed transactions, or any service interruptions. In no event will InstantHub's total aggregate liability to you exceed the total fees you paid to InstantHub in the twelve (12) months preceding the event giving rise to the claim.
11. Governing Law
These Terms are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of laws principles. You agree to the exclusive jurisdiction of the courts located in Ontario for any dispute arising from these Terms.
12. Changes to These Terms
InstantHub may update these Terms from time to time. We will notify you of material changes by email or via an in-app notice. Your continued use of the Service after such notice constitutes acceptance of the updated Terms.
